From the ground up


In February, Eagle Construction landed a contract to build a 64-unit building that would run in an L shape toward the south end of its property on North 5th Street, taking over the former Estherville High School football field and track.

If this building goes well, the company will build a second building on the property, with a street going through and 1.5 parking spaces per unit. Due to space, the units will not have garages.

The city of Estherville identified market rate apartments as a housing need for the city. In a community survey ahead of the city’s Land Use Comprehensive Plan, multiple family dwellings or apartments was the third most-needed type of housing in Estherville at 19%, behind senior housing and single-family homes.

What is market rate? According to the U.S. Census Bureau, 75% of housing units in Estherville in 2019 were owner-occupied, with an average single-family home value of about $88,000.

Over the years 2016-2020, the median rent in Estherville was $729.

The complex includes six to seven apartment layouts: one bedroom units with and without exterior patios, two bedroom units with and without exterior patios, and some three bedroom units as well. There will be an exercise room in the north building and if the second building is completed there will be a community room for residents to hold events. The construction calls for large hallways, a lobby leasing office, storage and an elevator inside the building. Other amenities on tap for the complex include in-unit laundry, fitness center, controlled access, 24-hour emergency maintenance, air conditioning and pet friendly.
